S&F Report Methodology From the American Society of Appraisers (ASA) "The valuation of a property is a procedure based on an analysis of all the characteristics of the property which contribute to or detract from its value; good appraisal practice requires that the appraiser’s inspection, investigation, and study be thorough enough to uncover all of the pertinent characteristics." Report process and flow is the result of compliance with generally accepted appraiser (ASA) standards and appraisal principles set by the Appraisal Foundation and the USPAP codes.
Our extensive twenty-two (22) step procedural and certification insures that every S&F Report is processed according to our strict guidellines. S&F Methodology/Procedures (in summary): 1. Designated project manager forwards submitted domain to two (2) to four (4) certified S&F Appraisers for rating and valuation. 2. Domain is appraised by each appraiser (2-4) and the results are reviewed by the project manager (1). Project manager, also a certified appraiser, valuates the name as well and creates a ‘Summary Appraisal’ based on the mean averages of the (3-5) appraisals plus proprietary formulas and data. 3. Project manager may consult with industry resources and network – resources considered experts within the industry the domain name may have end-user value. Many times experts are invited to be ‘guest panelists’ for specialized domains and markets. And testimony, oral or written, is recorded and included in workfile. 4. Continued lack of consensus results in a 'Panel Review' where valuation is discussed amongst appraisers and the project manager (3-5). 5. DC Officer (1-2) reviews and analyzes Summary Appraisal and either certifies or denies the submitted valuation and rating. 6. Final Summary Appraisal is approved, moves to production and USPAP compliance verification. 7. Appraisal is certified by DomainConsultant and assigned an official I.D., the S&F NUMBER, by the COO for placement in the Registry. 8. Appraisal is filed in the official APPRAISAL REGISTRY and sent to the customer as a PDF via the email contact address. Deliverable also includes equivalent S&F Rating Seal and unique verification URL. 9. Appraisal is added to client workfile and stored for a period of five (5) years. In total, each S&F Appraisal undergoes a rigorous twenty-two (22) step process whereby it is reviewed and approved by at least four (4) highly-qualified specialists before final certification by DomainConsultant.
